Who this is for
Office managers, practice administrators and owners who've had a cleaning company that started strong and slipped. The trash gets emptied but the break room sink doesn't. Conference room tables have rings on them. The restroom smells by Wednesday.
It's also for offices that never had a cleaner and are tired of staff doing it on Friday afternoons.
What we clean in an office
A starting list for a typical office. Your walkthrough sets the final one.
| Area | Every visit | Weekly | Monthly |
|---|---|---|---|
| Desks and workstations | Trash and recycling out, clear desk surfaces wiped, chair mats vacuumed | Desk sides, cubicle tops and partitions dusted | Chair bases and cubicle fabric spot cleaned |
| Conference rooms | Tables wiped, chairs pushed in, whiteboards wiped if you say so, trash out | Chairs and credenzas dusted | Chair upholstery spot cleaned |
| Break room and kitchen | Counters, sink, tables, coffee area and appliance fronts wiped, trash out, floor mopped | Microwave inside, cabinet fronts, small appliances wiped outside | Fridge wiped out on a set day after staff clear it |
| Restrooms | Toilets, sinks and counters cleaned and disinfected, mirrors, dispensers refilled, floors mopped | Partitions and doors wiped | Grout scrubbed, vents dusted |
| Reception and lobby | Front desk wiped, entry glass, mats vacuumed, seating straightened | Furniture and ledges dusted | Baseboards detailed |
| Floors | Carpet walkways vacuumed, hard floors swept and mopped | Full vacuum, edges and under desks | Carpet cleaning booked as a project |
| Touch points | Door handles, light switches, copier buttons, push plates | Phones, if you want us to |
CDC lists pens, counters, door handles, touchpads and desks among the surfaces people touch most in a building. In an office, add the copier, the coffee machine and the fridge handle.
Office rules we follow
- Papers stay where they are. We don't move documents, open drawers or read what's on a desk.
- Shred bins stay closed. Locked shred bins belong to your shredding company.
- Server closets stay shut unless you tell us otherwise.
- The fridge has a day. We wipe it out on the day you choose, after your staff clears their food. We won't throw away anyone's lunch.
- Lights off, doors locked, alarm set the way you show us at the walkthrough.
How we start
- Walkthrough. We visit after hours or at lunch so we see the office as it really is. We ask which rooms are off-limits and what's been bothering you.
- Written scope. Every task and how often. The paper towels, toilet paper and liners you keep for us to refill. What isn't included.
- Schedule. Pick the nights. Most offices empty out in the late afternoon, so we usually clean in the evening, Monday through Saturday. We set the key, door code and alarm steps in writing.
- Start, with one number to call. We start on the agreed day. After that, our managers do site checks, and you have one number to call or text when something needs fixing.
What changes the cost
- Square footage, and how cut up the space is. Twenty private offices take longer than one open room.
- Restroom count.
- Nights per week.
- Carpet, hard floors, or both.
- How many people work there and how many visitors come through.
- Break room size and use.
- Daytime coverage, if you add a day porter or supply restocking.
We don't post prices. After the walkthrough you get a written quote. See what affects commercial cleaning cost.
Small offices, big floors and shared buildings
A single suite with one restroom might take one cleaner and a short visit. A full floor with open seating, a big kitchen and several restrooms takes a crew. We size the visit to the office.
If you lease space in a multi-tenant building, read the cleaning section of your lease. Landlords often clean the common areas and leave suites to tenants. If you're the property manager instead, see our page on commercial buildings and multi-tenant cleaning.
Keeping floors safe
OSHA's general rule for workplaces is that floors and walkways stay clean, orderly and sanitary, and free of hazards like spills and leaks. That duty belongs to the employer. Cleaning at night helps, because mopped floors have hours to dry before anyone walks on them.
Why offices call V&V
We've cleaned around DFW since 2009 and we're still family-run. We carry general liability and workers' comp, and we send a certificate of insurance for you or your landlord by the next business day. We speak English and Spanish. Our crews are trained and wear ID, and our managers do site checks.
We clean offices in Fort Worth, Dallas, Arlington, Plano, Frisco, North Richland Hills, Mansfield and the rest of our service area.
How we keep your building consistent
Cleaning usually goes wrong when the work slips after the first month. This is how we keep it from slipping.
- A written scope
Before the first night we write down every area, every task and how often. The crew works from that list, and so do you when you check the work.
- One person to call
You get one contact at V&V for scheduling, changes and problems. In English or Spanish.
- A set schedule
Same days, same time window. If a holiday or a building event moves things, we work it out with you ahead of time.
- Problems get handled
Tell your contact what was missed. We go over it with the crew, update the checklist and look at that spot on the next visit.
- Manager site checks
Our managers do site checks and look at the work in person.
How it works
- 01Tell us about the building
Call, text or send the form. We set up a free walkthrough and look at every room, floor and restroom.
- 02Get a written scope
Every area, every task, how often and the price, in writing before anyone starts.
- 03We clean
Our crew brings its own supplies and equipment and works through your checklist. You supply the paper goods and trash liners, and we refill them.
- 04You tell us what to change
Call or text your contact at V&V and we update the checklist for the next visit.
If something on the agreed scope gets missed, tell us within 24 hours and we'll fix it.

Office Cleaning questions
Do you clean desks?
We wipe the clear parts of desks. We don't move papers, open drawers or straighten anyone's stuff, because people hate coming in to find their desk rearranged. If someone wants their desk cleared and wiped, they can clear it before they leave.
Will you clean keyboards and monitors?
Only if you want us to, and only the way the maker allows. Many screens can be damaged by spray cleaners, so we never spray electronics directly. Plenty of offices leave electronics to their own staff.
We're in a shared building. Doesn't the landlord clean?
Sometimes. Many leases have the landlord's crew cleaning the lobby, hallways and shared restrooms, while each tenant handles its own suite. Check your lease. If your suite isn't covered, that's the part we clean.
How often should a small office be cleaned?
Two or three visits a week works for a lot of small offices with light traffic. If you have more people, visitors all day or a busy kitchen, every weeknight is usually better. Our guide on office cleaning frequency goes through it.
Can you come in during the day instead?
Yes. Most office cleaning still happens after hours, because vacuums and wet floors don't mix well with a full office. For daytime help, a day porter keeps restrooms stocked, the kitchen wiped and spills handled while people work.
